Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. We are professional home buyers: We buy house in Boise, Nampa, Caldwell, and throughout the Treasure Valley that meet our purchasing criteria. We have many means of buying your house, with our own money, creative options, with private money lenders, and with other investors with whom we have formed relationships. From there, we may repair or renovate the the house and resell it to another homeowner or keep it as a rental property.

Q:  Do I need to make repairs or clean my home before you make an offer?
A:  No, you do not! Q:  How do you determine the price to offer on my house?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. With the recent events of COVID-19 and although the market may be a bit uncertain where prices possibly drop for the first time in a long time here in the Boise metro area, we will objectively consider the above information and your selling goals – not rumors or hype – to come up with a fair price that works for us and hopefully works for you too. Just know we are ready to buy when you are ready to sell.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. Q:  How are you different from a real estate agent?
A: Real estate agents list properties on the MLS to reach prospective buyers looking to purchase typically to try and get “top dollar”. Various agents will show a property to prospective buyers and then take a percentage of the sale price if they find a buyer. Often times, the broker’s commission for whom the agent works is anywhere from 3 – 6% of the sale price of your house (so if it’s a $200,000 house, you’ll pay between $6,000 – $12,000 in broker commissions!). Agents and their brokers provide a great service for those that who don’t mind paying this chunk for the commissions and deal with the process of listing with an agent. That process includes spending money to get the property ready to list, keeping the house in “show ready” condition inside and out, and being ready leave somewhere (maybe with children and pets!) for an hour or two for each showing. Eventually, if the house is priced correctly, you’ll get an offer…YES! That’s terrific, but then sets off a whole new series of events like counteroffers, formal inspections, costly repair requests and contingencies, loan approvals (fingers crossed!) for the buyers not to mention final credit checks just days before closing the deal.
